Great downtowns don’t happen by accident. They take time, thoughtful planning, strategic investment, and strong partnerships. But the most important requirement, above anything else, is the belief that the community it serves deserves to thrive.

That’s the story behind Downtown Marble Falls, Texas. While the built environment evolved over the course of a century, the last decade has been spent tapping into Downtown’s vast potential. And over on the shores of Lake Marble Falls, visitors and residents alike will soon be able to be part of its story.

MORE THAN A HOTEL

On the outside, it may appear to be a luxury hotel under construction, but The Ophelia Hotel & Conference Center is much more than that. Built into the very structure of the place, Ophelia is the culmination of years of strategic planning, public-private collaboration, and part of a detailed, thoughtful plan to create new opportunities for local businesses, expand tourism, and improve public spaces, all of which play a part in turning Marble Falls into one of the Texas Hill Country’s premier destinations.

Scheduled to open in fall 2026, The Ophelia, a Tapestry Collection by Hilton property, will feature 127 upscale guest rooms, a 10,000-square-foot conference center, a restaurant, a rooftop bar, a fitness center, and sweeping views of Lake Marble Falls. Named in honor of Ophelia “Birdie” Harwood, the first female mayor of Marble Falls and the first female mayor in Texas, the hotel blends modern luxury with the region’s distinctive Hill Country character.

Suffice it to say, it’ll be a beautiful place to stay, but the true beauty is in how it will impact the City. The Ophelia is expected to generate approximately $200 million in local economic impact during its first decade, creating construction and hospitality jobs, increasing hotel occupancy and sales tax revenues, expanding the local tax base, and encouraging visitors to spend more time exploring downtown businesses, restaurants, shops, and attractions.

INVESTING IN PLACES PEOPLE LOVE

What really makes a city’s downtown special? It’s not the buildings alone, but the spaces in between them. When the City of Marble Falls adopted its Downtown Master Plan in 2012, the plan was twofold: on the one hand, it was to create a vibrant downtown that would attract visitors. On the other hand, the City knew that the community also had to be a thriving place to live for residents.

Rather than pursuing isolated projects, city leaders and the Marble Falls Economic Development Corporation (MFEDC) focused on improving infrastructure, encouraging redevelopment, enhancing public spaces, supporting local businesses, and creating experiences that would encourage people not only to visit downtown but also to stay a while.

Over the past 12 years, Marble Falls has reinvested more than $1 million through its Tax Increment Reinvestment Zone (TIRZ) into projects that make downtown safer, more attractive, and easier to explore. These projects include everything from making sidewalks wider to improving drainage systems, accessibility, and parking access. It also includes enhancements that make Marble Falls better on foot—such as lighting, landscaping, seating, and decorative features—so strolling downtown is a pleasure.

This benefits residents beyond day-to-day enjoyment. Since the TIRZ was established in 2013, property values within the district have climbed from approximately $38 million to more than $101 million, reflecting growing confidence in downtown Marble Falls as both a place to invest and a place to spend time.

A COMMUNITY THAT BUILDS TOGETHER

It’s for that same reason that community improvements have been such a major focus for the City. When the city’s former police headquarters became available, it was reimagined as 209 Main, a lively retail destination that has helped energize the downtown business district.

Next door, the Downtown Plaza provides open green space for community events, while Harmony Park invites visitors of all ages to make music using oversized outdoor instruments. Places like these are what truly make a downtown great, because they’re where communities come together for events like farmers’ markets, concerts, festivals, and everyday moments.

The MFEDC has also supported dozens of community-driven projects through its Community Leverage Program, helping fund everything from public art and outdoor markets to hiking trails, landscaping, park improvements, and cultural programming.

This is all by design. Since the Downtown Master Plan began, the MFEDC has collaborated with the City, Burnet County, local organizations, developers, and business owners to invest in public improvements that, in turn, encourage private investment. Shopping and dining, for example, are a mainstay of any great downtown, and when community spaces support local businesses, economic development strengthens everyday life.

CONNECTING DOWNTOWN TO THE WATERFRONT

One of Marble Falls’ greatest natural assets has always been Lake Marble Falls, and the city is making it easier than ever to experience it.

Recent investments have expanded Lakeside Park, stabilized the Backbone Creek shoreline, and added trails, beach areas, boat access, restrooms, landscaping, and scenic gathering spaces. Newly-constructed pedestrian bridges have strengthened the connection between downtown businesses and the waterfront, allowing visitors to move seamlessly between shopping, dining, recreation, and outdoor events.

When The Ophelia Hotel & Conference Center opens in 2026, it will surely become a new landmark for Marble Falls, expected to attract new visitors, conferences, and events while honoring the history of the community. But while it might invite people to visit, it’ll be the already thriving downtown that convinces them to stay.
